Retail property performance and success is something that is highly geared to location and the physical issues relating to the site. Retail property is usually positioned and developed only to suit and serve its target market but presentation and image are a large part of the equation.Poor retail property presentation breeds poor property performance, it’s that simple. The customer likes to feel good when they shop and they want to enter and leave the property with minimum inconvenience. When you have a happy customer, it directly reflects right down to the levels of rent and the numbers and types of tenants that the property has. This gives the landlord a level of security in the asset, knowing that everything is working in the correct way.A successful retail property is a combination of many key things such as:Location, location, location
Lease terms and conditions
Tenant mix and offering
Vacancy minimisation
Refurbishment strategies
Customer experience
Property maintenance
Customer visitation
Customer spendConsider this. A landlord wants a retail property to give sound and stable rents for the duration of the leases. Rent and occupancy volatility must be minimised. The tenants in that retail property also want the property to attract and maintain customer interest for the long term. All of these factors come together in an equation of unique balance.Let’s focus here on the location factors for a good retail property. The old adage ‘position, position, position’, still rings true.So exactly what position and location criteria can the property investor set or target for their ideal retail property? This list may help. Are the road and highway access points to the property good or hindered?
Are there any traffic lights that direct people to and from the property safely?
Are the gardens and landscaping around the property well cared for and designed?
Are any tenant’s business signboards and bulkheads well controlled so that they do not give the property at ‘trashy’ image?
Does the local public transport system access the property effectively and will the customers feel that the drop points for the transport are safe and effective?
Review the car park. Is it well designed and suitably signed to that customers can safely and easily access the main property building and tenancy areas?
Are there physical barriers such as a creeks or rivers that isolate or restrict the customers to the property?
Are there any bridges to the property that ‘funnel’ the traffic and could they create traffic jams at peak times?
Is the exposure of the property to the passing traffic prominent and positive? Can the property signage be easily seen and can it be improved?
Is there a major pylon sign on the property that ‘brands’ the property correctly?
What is the lighting around the property perimeter doing, and can it be improved in any way?
Visit the property at night to see what image the property gives from any illuminated signs and features.
What is the identity or name of the property and can it be clearly seen from the road. Is it modern and adequate? Does the name need to change? Ask the local community about what they think of the property name.
Does the parking around the property support all the Customers and Tenants well? Is the car park large enough for the peaks of trade during the average week? Does it need re-design or functional changes? Does the car park need better lighting?
What customer services exist within your property? Are they adequate and modern? (Parking, Toilets, Malls, Seating etc.)
Is the internal property layout ‘Customer’ friendly? Can Customers easily understand where they are and can they shop in comfort?
What do you do or offer to extend the customer visitation time to your property?
Is the tenant signage conforming to good design (or Centre standard) rules? Is it well maintained?
Are ‘sight lines’ open and un-cluttered to the retailers shops?
Are the shop frontages and displays clean and welcoming to the customer?
Look at the shops in clusters and zones to see if the areas work well and offer the customer ease of entry and passage. All of these location factors affect every retail property. Use them in your inspection strategy on any retail property analysis for leasing and tenant potential. Also use them as part of your location assessment for the future opportunity of the property.
When speaking about how to earn money online for youths, we have to realize that teenagers include some of the most vibrant people among humans, but a large portion of them spend their leisure time aimlessly surfing the net, playing video games or hanging out with their friends.A very important factor they just don’t know is that, while using their extra sparetime, they can earn money on the internet and stop relying totally on the allowance supplied to them by their parents. With this said, the following are a few of the ways by which these teens can make money online. Some of These Ways are:Selling online products, it has become a very popular option to generate money online for teens. Amazon and eBay would be the two major e-commerce stores online. They are the place that the teenagers can list products for sale. All they need to do is use their allowance to get fairly used products and resell them online at higher prices to make a profit and additional allowance.Teaching Online:If there are topics a teenager knows something about, he or she can teach other people online with an agreed upon price. There are numerous resources available online where such interactions can occur with the assurance of getting reimbursed for the assistance provided.Graphic Designs:This is particularly targeted towards those teenagers who have a flair for graphic design. Who find joy in using splashes of color and bringing one or more graphics together to make a logo or background for text. Having a good understanding of Corel Draw and Photoshop is essential with this aspect of generating income online. A lot of teenagers make a nice income on a regular basis through the use of their graphic design skills. You can Generate Profits Through Taking Surveys:Still another avenue to earn money online for teens is participating in taking surveys online. Several companies spend a lot of money to be able to determine what consumers know about their products. Sometimes these articles are targeted for teenagers and for many questions answered or personal opinions given concerning a specific product or service, a specific amount is paid to the teenager. You’ll find reputable websites online that they may register with and then they can begin generating revenue participating in online surveys.Article Marketing:You’ll find so many web owners who want to have content written at eight-grade level and higher. Because of this teenagers who may have familiarity with the niche area can write the articles needed by such a person and get paid for this. There are also, websites that pay for written articles that are submitted to them on behalf of someone else. It merely requires establishing accounts with such sites and submitting well-written articles of various content and lengths.Make Money With AdSense:Finally on earn money online for teenagers, those young adults who have blogs can monetize them by having niche-related Google AdSense advertisements put on their blogs. Every time a visitor to their blog clicks on the advert, a certain percentage will be paid to their AdSense account. One disadvantage with these listed ways to earn money online for teenagers will be the age requirements. A large number of these opportunities require people aged 18 years and above. For those teenagers that are under 18 years, their parents can open the account for them with their names, including payment options. This way, they create good use of the time spent online earning profits as an alternative to playing video games or surfing.

Welcome back to the week 5 update for the One Room Challenge. Check out the blog posts and updates for week 1, week 2, week 3, and week 4 if you missed them. It’s crunch time now and I’ll be honest… I don’t know that this project will be completely wrapped up for the reveal date. The great thing is the reveal and hitting a deadline is not the only goal of reason for this challenge. Ultimately having a fully functional and hopefully beautiful bathroom is where we want to end up even it things are a bit delayed.

When we left off last time the countertops had been templated, the trim was freshly painted and the hardware had been ordered. The hardware took about 1 week to arrive. We chose the Menlo Park 4″ pull from Schlub in chrome because I think the pull has the perfect mix of square and some rounded elements that make it a great transitional hardware option. We went with all pulls for the drawers and doors since the knob option in that line weren’t our favorite.

The electoral is being relocated for the new lights. There are some drywall and painting touch ups to do and plumbing fixtures to be hooked up. Plus adding all the finishing touches ???? All those little things like towel hooks, curtain rod, and accessories will bring this whole thing together.
It’s been too long since I’ve updated and even longer since this work has been started. This is me sharing remodel updates, mostly for myself (but also for my nagging family members). I’m sharing photos of the progress that has been made while also document the craziness that has gone on. This is just the beginning of the remodel.
Prior to moving in I had 3-4 weeks where my apartment lease overlapped with the possession of my townhome. This allowed me, with the amazing help of my family, to paint, tear-out carpet and somewhat put back together the upstairs portion of my place so that I could have a clean room to put a bed. At least one that wasn’t completely torn apart. One area that felt more livable that the rest. If you haven’t seen or don’t remember these are the before photos from when I took possession. To list it out here are the main things that I was tacking during those week prior to me moving in.
Phase 1 Remodel Projects
ripping out baseboard, carpet and tack strips upstairs and preparing for new hard surface flooring. (this flooring will go throughout minus the stairs and bathrooms/laundry)
installing flooring upstairs (one of my installers did this)
mostly gutting the master bathroom
installing a new tub and rough in plumbing for the master and powder bath
ordering and installing a rift white oak vanity for the master
Painting (and priming where needed) the ceilings and walls of the bedrooms. Caulking and painting the crown molding in the master
replacing and upgrading the baseboard heater in the master and patch the drywall
painting the hallway and down through the stairwell
adding skirt board to the stairs
installing new carpet and pad on the stairs (my carpet installer from work did this)
removing upper cabinets on the fridge side in the kitchen
partially demoing the wall diving the kitchen (prepare to move switches, outlets, heater and thermostat)
removing drywall on wall next to bar in dining area
painting the downstairs powder bath and removing vanity to prepare for a new floating vanity
Those were the main projects that took place and then I moved in the day after Thanksgiving. Getting rid of the original, nasty cat carpet and new flooring made a huge difference to the upstairs. Also neutralizing and lightening the paint made things feel so much more fresh. I still have no baseboards but I’ll get on that one day! For now here are some photos that I snapped along the way.
It’s been a while since been posting on here but I have some new updates and projects that I have been working on. Last summer into fall I was house hunting while knowing the lease on my apartment would be expiring end of the 2019. It felt a little crazy but was a fun process for me. After a bunch of searching I found and closed on a new home!
I was lucky enough to have a few weeks of overlap with my apartment (I ended up moving out 1 month early) so I was able to get started on projects and updates prior to moving in. I’ll share more about those in the coming weeks (there are still so many unfinished things!) but for now I think it’s best to start with some before photos. Also, follow along on Instagram where I post current project updates more often. The pictures show it in the state I bought it in. It’s a great first place to me and was functional as-is but as you might expect I’m here to make things my own by doing updates that I will enjoy while living here and that will also add value and functionality to the space down the line when I sell… or maybe even keep it as a rental. My dog, Nova, has been enjoying the space as well ???? There are a couple of things to miss about my Bothell apartment but I am very ready to have my own place and space.
In 2017 the guest bathroom was remodeled. You can see more photos and read about that here. Almost everything came out and all new things went back in.
